Request: Area Variance – Side Yard: Proposed area variance application HVAC system within the side yard setback and Historic Overlay District. The HVAC system installed 6 feet within 10 ft. side yard setback requiring sought relief of 4 feet. The installed system will be 4 feet from the closest property line of the neighbor to the north. Located in the Historic Overlay District and Residential District.

Request: Area Variance(s) – House and Detached Garage - Both Side Yards - Rear Yard and Increase/Continuation of Legal Non-Conformity: Proposed new addition will have a footprint of 260 sq. ft. and new HVAC/Mini-split system encroaching in the side yard setback. Additional area variances involve the detached garage which will be redesigned, moved, renovated/added to, along with new HVAC which will impact the side and rear yards on the west side. Proposed work to both the house and garage will impact the legal non-conformity and will require variances as the modifications and improvements will continue/increase the non-conformity. Located in the Historic District and Residential District.
